Fully Managed Letting:
We do it all: find the tenant, interview them and conduct viewings with them, fully reference and credit check them, take copies of relevant ID and NI numbers, check proof of salary and where necessary we take a guarantor and check them out as well. Once we are completely satisfied, we set a move-in date with the prospective tenants and ensure that all legal paperwork is in place prior to the handing over of keys. We always take a deposit and register it accordingly. Going forward, we are the point of contact for the tenant - you can leave everything to us. We collect the rent and pay it over to you normally within 5 days of receipt, we deal with works orders and contractors and we will provide a year-end tax report free of charge if you request it. Just prior to the tenant moving in we conduct a condition report and inventory on the property which is kept on file, then at the end of the tenancy we can refer back to this when conducting the final inspection. This has lots of important information such as where the electricity and gas meters are located and what the readings are. We even photograph inside the oven to show that it is clean at the outset of the tenancy! Because this service is so comprehensive, we find that 90% of our clients use Link Agency for our Fully Managed Service, it may also be because the cost of this service is good value. We have several clients with property that we have now managed for nearly 30 years.
Rent Collection:
Our second tier service is the same as above upto the point where the tenant collects the keys. After this point all we do is collect the rent and pay it over to you. If you do not want an inventory and final inspection and you are willing to take phone calls from the tenant, this service may be for you.
Let Only:
As you might guess this service does not include any property management. We simply find the tenant and do the referancing and checking. We are willing to conduct viewings for you by negotiation. Once the tenant signs the Tenancy Agreement, we hand everything over to you. The tenant will be instructed to pay rent to you and to help, we will set up the standing order.
AST only:
This applies where you have a tenant in mind and you wish to have the tenancy agreement drawn up professionally. We will do the Tenancy Agreement and also conduct any credit checking or referencing as directed by you.
