A market appraosal vs a mortgage valuation 

A market appraisal and a mortgage valuation are two completely separate activities, which are each carried out by different people for completely different purposes, and at different stages of the sale process. 
 
Estate agents conduct a market appraisal to help you determine what price you should put your home on the market for. At Link Agency, we try to give you a buffer, so our market appraisal figure is slightly aspirational on the basis that you can typically expect to sell your home for slightly less. This is why it’s incredibly important to listen to the rationale behind our market appraisal and take on board the advice that we offer. 
 
A property valuation is something that a surveyor carries out on behalf of a mortgage lender. Its purpose is to determine what is a fair and reasonable price for your property.
