What are the key factors that affect my property's value?
When selling your home, the presentation of your property’s exterior, often referred to as its ‘kerb appeal’, is hugely important. The condition of the windows and doors can also affect your property’s value.

How can I influence these factors to get a better valuation?
We will always come up with a few ‘quick wins’ that you can implement at little or no cost to ensure that your home is looking its best ahead of our professional photographer’s visit, and before any potential buyers view it.
This could be something as simple as cutting a hedge or removing moss from a roof. Cosmetic touches can really help, but it’s important not to spend too much money. Things like decluttering, which is a good idea anyway if you’re moving, having a good tidy and giving your woodwork or external doors a lick of paint can make a huge difference to a buyer’s first impression of your home.
What is the most important factor?
The condition of your kitchen is, without doubt, the most important factor, closely followed by the condition of the bathroom and the doors/windows. A dated kitchen or bathroom is much more costly to replace than things like carpets and decor, so could devalue your home.
However, this doesn’t mean that you should replace you kitchen and bathroom, as your choice might not be to someone else’s taste anyway. It’s really just about being realistic and offering your home for sale at the right price.
What is most likely to devalue my house?
Poor presentation in general, but also a failure to be open and honest with potential buyers. It’s important to be transparent about any issues.
